Cozumel real estate is strongly tied to the island's thriving cruise industry. Many real estate buyers make their first visit to the island on a Caribbean cruise, fall in love with Cozumel's unique beauty, then start taking a look at Cozumel MLS listings to see what's available on the island.

Of course, the island's community holds a strong tie to Playa del Carmen Real Estate, both as an "older sister" – Cozumel was one of two areas of this state that continually inhabited since before colonial times – and as the original reason for Playa del Carmen's existence and growth into an thriving international tourist and real estate destination.

Playa del Carmen's famous Fifth Avenue first gained fame because of ferry passengers headed to Cozumel through the village's dock. Since the early 2000s, Playa del Carmen MLS listings will show property options unimaginable 20 years ago.

Cozumel and Playa del Carmen's strong ties are also reflected in the fact that a strong cruise industry in Cozumel not only provides the island's residents with more activity and a stronger economy, but it also provides an excellent place to visit for Playa's residents, something a little different from the Riviera Maya.

For this reason, strong cruise activity is good news for real estate buyers in both Cozumel and Playa del Carmen, and it's good news that the island welcomed the arrival of the world's largest cruise ship, "Oasis of the Seas" from the shipping company, Royal Caribbean. On the cruise was promoted not only all the relaxing, natural attractions of Cozumel, but the many activities and Mayan archaeological sites of both Cozumel and the Riviera Maya.

The arrival of "Oasis Of The Seas" is a demonstration that Cozumel's ports and attractions are recognized as the best in the world, as is the fact that Cozumel can boast the highest Contribution of Cruise Tourism (CCT) from cruise arrivals. The 6,300 passengers on the vessel will help to boost the economic income of Cozumel, which varies around 2.5 billion dollars a year, according to the Florida and Caribbean Cruise Association (FCCA).

According to the shipping schedule, the largest cruise ship in history will visit the ports of Cozumel and other points in the same state (Quintana Roo) during the first week of May 2010. The cruise will start on the first of that month in Florida, moving to Haiti and later the Grand Costa Maya and Cozumel, the seventh day to return to the starting point. Recently, on December 17th, Cozumel also welcomed the Carnival Dream, with a capacity of 5 thousand passengers.

The attraction of tourists to the Cozumel area is reflected in a level of luxury in hotels that matches that of the real estate available. Grand Velas All Suites & Spa Resort has received an investment of 300 million dollars, placing it on the list of only 100 hotels worldwide that offer the most luxurious presidential suites available. The suites were designed by Mexican architect Ernesto Vela with each including a full kitchen, dining area with a marble table, bars, coffee machines and plasma TVs of 42 inches.

While there are certainly properties available to match this level of luxury, there are many kind of real estate options available, as Cozumel and Playa del Carmen MLS listings will show, ranging from rustic to luxurious, or a contemporary blend of the two; there is diversity for any choice of lifestyle.

The arrival of this cruise will show the importance of Cozumel in its high quality of infrastructure for visitors, just as it reflects the importance of real estate in Cozumel and Playa del Carmen for the market of international buyers.

Known for it beautiful coral reefs, diving, sports fishing, snorkeling, scuba diving and beaches, Cozumel, Mexico is one of the most popular winter vacation destinations in the world. The interior of the island is underdeveloped covered by thick forest and lagoons making it home to many birds and small mammals. Rich with history, Cozumel is also the location of the great Mayan ruins.

The sandy beaches on the west side of the island have calmer waters making them best for swimming but not for snorkeling since the sandy sea decreases the visibility in the water. Instead go to the limestone areas on the west for snorkeling. The east side of the island is lovely but the surf creates strong breakers and undertows, making it very dangerous.

Cozumel also hosts the Palancar which is the worlds second largest barrier reef, rivaled only by Australia's Great Barrier Reef. Whether you want to frolic in the waves, work on your tan or snorkel, Cozumel has many beautiful beaches to chose from.

If you are more interested in the Mayan ruins, there are many tours available to accommodate your curiosity. The largest, and some might say most impressive, ruins sites are located on the mainland. However, San Gervasio, the largest site on Cozumel, does not require a trip to the mainland as it is located right in the middle of Cozumel Island.

If you have time on your vacation to journey to the mainland, Chichen Itza is considered one of the seven wonders of the world and should not be missed. Be advised, the journey to get there is two and a half hours in either direction. Tulum, which is a beautiful walled fortress believed to be a main port of the Mayans is smaller, but it also much closer.

El Cedral is another of the more recognized ruins. It was at one time the center of Mexican culture on the island of Cozumel but not much evidence remains of it's daily happenings. Castillo Real is actually a Mayan watchtower, located on the northeastern part of Cozumel. It is an important historical site due to it's origins as a defensive and strategic stronghold by the Mayans to spot approaching enemies intent on attacking by sea.

In addition to these locations, a number of ruins of the Mayan interval are concealed deep within the jungle and as such, are not easily traversed. This is not to say that they are entirely off limits though, but you should expect unorthodox travel (4 wheelers, for instance) to reach them as well as scheduling your time accordingly since they aren't single afternoon explorations.

Cozumel vacations afford you the opportunity to see other rich archaeological sites, such as; Coba, which is hidden in the lush jungle forest and has an authentic Mayan community, Tulum which is a beautiful walled fortress and believed to be a main port of entry for the Mayans, the well-preserved San Gervasio which is a site dedicated to an Ixchel deity.

Other possible places that should be on your list are water theme park Xel Ha, Xcaret, also known as Natures Sacred Paradise, the Chankanaab National Park and the Punta Sur Ecological Park. As you can see, the list of attractions in Cozumel is quite long!

The ruins in Cozumel are some of the most important archeological sites in all of Mexico. If you are planning a getaway to Cozumel, you should definitely be prepared to spend some time touring the ruins and learning about what makes the mystery of the Mayan civilization so special and captivating.

Exploring the ruins, listening to the history and stories provides a unique insight into the history of Mayan culture, which, is still very much alive today and continues to be an integral, ongoing part of Mexican history.

Snorkeling, Scuba diving, turquoise water and white sand beaches, all are part of the attraction of heading to Cozumel for a vacation. Taking a tour of the Mayan ruins is the perfect compliment to your typical beach related holiday itinerary. If you're planning a getaway to Cozumel, you should definitely consider spending some time touring the ruins.

Nachi-Cocom Cozumel Beach Club was by far the best day of our Cozumel vacation. We booked this resort at per person (thru cozumelcruiseexcursions.com) After a taxi ride, we arrived at Nachi and were greeted by a warm and friendly smile. We were immediately whisked away to our lounge chairs under a palapa and our drink orders were taken.

Nachi-Cocom Cozumel Beach Club is everything you imagine a Caribbean beach should be: gorgeous white sand, crystal-clear blue water, hammocks swinging in the shade of palm trees, a warm and clean pool and Jacuzzi with a swim-up bar...it is quite simply paradise.

Our server, Manuel, was extremely attentive and accommodating. I lost count of the number of Margaritas and Rum Runners he brought us that day, but let's just say we definitely got our money's worth. Also included in the /person price is the food. You can order up to three items from their menu, per person, but my hubby and I could only manage to eat three items between the two of us.

After chowing down on nachos, fajitas (which were extremely delicious) and quesadillas, there was simply no room for any more food. I regret not ordering the tortilla soup, but I literally could not eat another bite. After roughly four and a half hours, we had to force ourselves to leave. We would have preferred to establish permanent residence at Nachi-Cocom Cozumel Beach Club, but eventually our family would have tracked us down.

<!--

So, we tipped Manuel for his service, ordered two drinks to go, and found a taxi cab waiting to take us back to the pier. Visit Nachi-Cocom Cozumel Beach Club yourself by grabbing one of the Cozumel travel deals being offered.
